The purpose of a vision plan is to provide our clients and their business consultants with a tool to prepare a formal business plan and to estimate a more accurate broad order of costs. A vision plan also identifies potential land uses, areas, phasing and zoning. A vision plan is often used by our clients to solicit support from local authorities and prospective investors.

Vision plans are pre-feasibility analysis schematic designs based on a target project site and are issued both as images and as a report outlining initial strategy, uses and project objectives.

Workshop

We typically arrange a workshop at the commencement of a vision plan and we would include the following stakeholders in the workshop:

  • Apex design team
  • Client team
  • Client business analyst
  • Quantity surveyor
  • Planning consultant
  • Contractor representative
  • Local land agent
  • Local FIA/FIM/CiK representative

The circuit design provided in a vision plan will incorporate feedback from both the FIA , CiK and FIM (as appropriate) and a consultant driver/rider team.

The client business analyst would then use the vision plan as a template to challenge the proposed business model, establish the potential yield from each revenue generating opportunity, the capital value/yield from each land use, the likely demand for leisure, retail, industrial, manufacturing and sporting opportunities and to establish a matrix of land use, zoning, phasing and areas; all of which should make up a feasible business model.
